CK GMS Online Survey – Phase 2

Chatham-Kent’s population and employment forecasts show that some Primary Urban Centres will need additional greenfield land over the next 25 years to accommodate new homes and businesses. A Settlement Area Boundary Expansion adjusts the urban boundary to provide enough room to grow while still planning for intensification and protecting agricultural land.

Chatham

Residential Area

Phase 1 identified 787 ha of options for growth around Chatham while there is a land need for 178 ha for residential, commercial, and recreational uses. The results of Phase 2 evaluation, found here, propose the addition of 172 ha to the Primary Urban Centre (Area A to E) and recognizing the Southwest Chatham Servicing Study Area as a key policy area for future growth.

Employment Area

The Provincial Planning Statement allows municipalities to strategically plan for employment lands. Informed by analysis completed by Watson, a regional node for employment and commercial uses has a land need of ~215 ha.  Area G reflects the addition of 223 ha to the Primary Urban Centre.

Tilbury

Residential Land Need

Phase 1 identified 40 ha of options for growth around Tilbury while there is a land need for 18 ha for residential uses. The results of Phase 2 evaluation, found here, propose the addition of the 18 ha to the Primary Urban Centre (Area A) to be aligned with the identified land need.

Wallaceburg

Residential Land Supply Reallocation

Phase 1 identified 34 ha of options for growth around Wallaceburg while there is a need for land reallocation of 32 ha for residential uses. The results of Phase 2 evaluation, found here, propose the reallocation of 34 ha to the Primary Urban Centre (Areas A-D) and placing the identified land in an Urban Reserve designation within the Primary Urban Centre boundary.
